Get the Full Value of Your Home Through Staging!


The ability to reap additional profits on the sale of your home can be accomplished easily enough, if you make the right improvements and address the right issues.  Many of the changes will provide a prospective buyer with enhanced feelings about your home as a clean, healthy & secure environment. Feelings of more living space, more light, more closet space, greater privacy, etc.


Basic, simple and inexpensive improvements can create an improved emotional response in a potential buyer. An example could be something as small as a crack in the paint on a wall.  By simply applying some plaster and touch up of paint, you eliminate what could become a buyer’s unstated concern that your home has been poorly maintained. 


The objective is to “stage” your home to create a sense of emotional desire in potential buyers. As an Accredited Staging Professional, I have received special training in this field and am uniquely qualified to evaluate your home and prepare a list of recommendations to enhance its value. Many of the techniques are relatively simple & inexpensive, others are more involved. But they all work . . . allowing your home to sell faster and for more money!!


Listed below are a few techniques that may apply to your home:


1.                  The Magic of Mirrors!


When properly placed, mirrors can provide a greater sense of space and elegance. Be careful not to overdo it, but areas that contain mirrors will seem larger to the potential home buyer.  Try looking in your attic or basement for any old mirrors, but be sure they have a nice frame or at least give the frame a new coat of paint.  You may also want to visit a local flea market or garage sale. You can almost always get a great deal on an old mirror or two. 


2.                  Closet Space . . . Create More by Having Less . . . Stuff, That Is!


One of the biggest complaints heard from potential buyers is that there just isn’t enough closet space!  Simply purchasing an inexpensive closet organizer and installing it in any or all of your closets can make all the difference. Also, get a jump on your moving and pack up any items in closets & cupboards that won’t be needed until after your move. The resulting existence of unused storage space will remove any buyer concerns about inadequate space!!


 3.                  Wash The Windows!


Almost nothing destroys the overall appearance of an otherwise attractive home faster than dirty windows! If you can’t do them yourself, have them professionally done, inside, outside, tracks & screens. It’s worth every penny and then some.


4.                  Let The Scrubbing Continue!


Clean homes sell quicker & for more money, so don’t short change yourself in this area! Extra effort will reap large rewards. Everything should sparkle- kitchens, bathrooms, flooring, light fixtures, ceiling fans, blinds, heating/ac grates, appliances, absolutely everything! And don’t forget to have your floor tile & grout professionally steam cleaned. You won’t believe the difference!


5.         The Carpet . . . To Replace or Not?


Carpets should be professionally cleaned prior to listing. But sometimes carpets are just too far gone. So be honest. If the carpet is going to look unsightly even after cleaning, you should seriously consider replacing it before marketing the home. This may sound expensive, but new carpeting can add thousands of dollars to the value of your home beyond the cost of the new carpet. Remember, buying a home is an emotional decision & most buyers can only see what they are looking at. So if they are seeing stained & worn carpet, it doesn’t matter how much your carpet allowance is. All that registers is the ugly carpet and your home has been de-valued.


5.                  Add Attractive Plants


Greenery is the single easiest way to enhance your home’s appearance inside & out.   Many indoor plants are far less expensive then you might imagine.  Attractive pots are available in ceramic, brass, designer plastic and fiberglass and will add a designer flair to your home. And you can take them with you, because they’ll look great in your new home too. If you don’t have a green thumb, silk plants are a great alternative.


 6.                  Make Repairs!


Just do them . . . whether it’s applying a coat of fresh paint, fixing a leaky faucet or toilet, replacing a dirty AC filter or burnt-out light bulbs, adjusted a door latch or one of a hundred other small repairs. All of these things are reflections of the ongoing maintenance your home has or has not received. If a buyer can see that small things haven’t been done, they will assume that big things haven’t been done either. Your home has just been de-valued!


7.                  If You Can Smell It, You Can’t Sell It!


Ever wonder why they bake cookies in model homes? It’s because smell is one of the most powerful of the human senses. This, of course, can work for or against you. If your home smells fresh and clean, you’re in the winner’s circle. If not, you’ve got some work to do.


First, make sure your home has been thoroughly cleaned.


If your odor issue relates to pets, address it with whatever means necessary: Keep the animals bathed & groomed, change the litter box more frequently, try a different type of litter, use deodorizers formulated especially for pet smells, etc.


If you’ve been smoking in your home, STOP IMMEDIATELY!! Do whatever it takes to get the smoke smell out of your home!! Even smokers don’t want to buy homes that smell like smoke! Clean carpets and upholstery, launder and/or dry clean bedding and draperies, have an air quality company run an ionizer through your ductwork, whatever it takes.


Now, a word about air fresheners. Since most people know that air fresheners are used to mask odors, using an air freshener basically alerts people to the fact that your home had, and may still have, an unpleasant odor. So use air fresheners only as a last resort. And be careful not to use heavy flowery scents. These can be just as unpleasant has the original odor.
